Patuxent River

Seven sites encompassing approximately 45.3 acres at NAS Patuxent River are being made available for development under the U.S. Navy’s enhanced use leasing (EUL) program.  The sites range from approximately 3.26 to 13.22 acres each.  Sites #1-5 are currently occupied by existing improvements, which include administrative buildings, ball fields, a youth center and pool, an unpaved lot, and housing.  Sites #6-7 are vacant.  The approximate acreages for each site are as follows: Site #1, 7.1 acres; Site #2, 4.95 acres; Site #3, 8.99 acres; Site #4, 3.27 acres; Site #5, 13.22 acres; Site #6, 3.26 acres; and Site #7, 4.52 acres.  The sites predominantly have access to existing utilities.

The EUL sites are located along or near Cuddihy Road inside of the installation perimeter on the western portion of NAS Patuxent River, approximately one-half mile from downtown Lexington Park, St. Mary’s County, Maryland.  The sites are accessible through security gates #1 and #2, located near the intersections of Maryland Route 235 and Pegg Road, and Maryland Routes 235 and 246, respectively.  The sites’ proximity to Maryland Route 235 also provides access to the Governor Thomas Johnson Bridge (via Maryland Route 4), which crosses the Patuxent River to Calvert County, Maryland.  Significant economic development activity along Maryland Route 235 has taken place in close proximity to the EUL sites.

The Navy intends for a developer to establish, maintain, and operate a work campus office development in exchange for office space in said work campus in an amount to be determined during exclusive negotiations with the selected developer.  The Navy may also require the developer to fund relocation of current EUL site tenants into suitable replacement facilities which will be constructed at the developer’s own cost.

The Saint Mary’s County zoning map currently lists the EUL sites as Unassigned.  The majority of property adjacent to NAS Patuxent River is zoned DMX (Commercial and Mixed Use District).

The EUL sites will be leased for a term not to exceed fifty (50) years.  The Navy may, if it determines it to be in the Government’s best interest, enter into succeeding lease of the site(s) conditioned upon the Lessee’s satisfactory performance during the initial lease term.
